How To Clean Your Apartment The "Green Way"

Many apartment renters are continually searching for ways to improve our environment and the conditions that we have caused over the years. One way we can all play a role in help preserving the environment and our own health today is by using these simple techniques to clean our apartment homes. The chemicals are less severe and produce the same level of cleanliness.

And if you have kids, many of the household chemicals you use may be hazardous to their health if they are able to get a hold of them and ingest those chemicals. All you need is a few minutes and some common ingredients that should allow you to create your own cleaning goods. You will feel better about yourself too. Be sure to tell your friends how easy it is.

If you want to clean wood furniture or other pieces constructed of wood here is what you need. Combine one quarter cub of lemon juice, and one half cup of olive oil. This should work well and come in handy.

If you need a general cleaning liquid, here is another recipe.  Combine 2 tablespoons borax, one half teaspoon of dishwashing liquid, two cups of warm water, one tablespoon lemon juice, and one teaspoon of baking soda and one quarter cup vinegar.  This liquid can be used for a variety of cleaning purposes in your Houston Montrose apartments.

Also if you are one of those renters who use large quantities of white paper towels we have another option for you.  Purchase blue surgical towels. Not only are they reusable, the clean up well and are a superb alternative.  They are lint free and absorb liquids well.  If you have any glass or chrome items inside your home, you will be pleasantly surprised.

A Crazy Lease Story

Normally I give advice or just discuss the apartment market near the Houston or Dallas areas. However, unfortunately I wanted to get some feed back from my readers. I got myself into a particularly nasty situation.

A friend of my found a house to rent from a real estate agent who represented the owner. My friend came to me and asked if i could write a check so she could begin the lease process. She would then give me the money before the owner cashed the check. I postdated a check for August 5th.

The leasing agent gave the keys to the house to my friend on July 28th. My friend then had access to the house. On August st my friend received an email stating that the owner need additional information before he could approve my friend.

My friend communicated to the owner that she could not provide the information he requested. He was asking for bank records and other financial questions.  The owner seemed to want this lease to work out. However, my friend stated that she decided she could not live there anymore.  My friend told me the owner understood and he would not cash my check.

Now  I realize that I should have canceled the check, but  I did not. Of course the owner cashed the check and my friend contacted the owner of the home who said that we should speak with the real estate agent. When we contacted the real estate agent she said we needed to speak with the owner.

Here is where it gets a little more interesting. My friend never received a copy of the signed lease. Of course she had signed it at the end of July, but we did not know if the owner ever signed the lease. I contacted the real estate broker. He did not have a copy of the lease, however, he finally emailed me a copy on August 25th.

The lease was dated and signed July 31, 2009.  However, the owner had made 5 or 6 change on the lease. He changed the commencement date  and several other important factors on the lease that my friend had neither seen nor agreed to.

The question is, is there a lease or not.

The Lease Process: Including applications and the Lease

Once you are satisfied with the rent amount and you agree to terms with the apartment community you generally do not sign the lease at that time. Most apartment management companies will have you sign an application. Remember that this in no way binds you to the apartment lease. Normally the apartment community will assign you an apartment number and lease term. These can all be changed up until you actually sign the lease.

Typically the apartment management company will use a company to process your application. They will check your entire background, specifically looking for any criminal history and your lease history. Don't worry too much if you have never leased an apartment before.

The management company will look to make sure you make the monthly income to live in the apartment home. If you have a "broken" lease you most likely will be declined. If you can pay off the amount in question. Although it will still appear on your credit report, you will qualify to lease at the majority of apartment communities again.

So assuming you have been approved you will sign the lease before you move in your apartment home. No apartment community will give you the keys before you have been approved and signed the lease. We have seen this occur with some private owners and this usually leads to a total disaster.

We suggest you take a copy of the lease home so you can read it over thoroughly. You will want to read important sections including the terminating the lease early and other important information. Things like giving notice to leave your apartment home early and other important information will be included in the lease.

Don't Break Your Apartment Lease

Many of us have been in a situation where we need to get out of our apartment lease. Maybe we lost our job or our friends asked us to move in their spare bedroom and we were able to save money.

Breaking a leasing should be avoided at all costs if it is possible. Also if you leave your apartment community and don't pay any damages that you caused, this may leave a blemish on your record too. 

If you break your lease you have pretty much prevented yourself from ever living in an apartment community again.  You will have to pay if off first.  And if you wish to buy a house this will show up on your credit report.

All apartment contracts have a clause that will allow you to escape fulfilling your entire lease contract.  This is usually equal to 2 months rent. Many apartments will also require that your unit is re-leased. So be sure you read your contract thoroughly before you sign on the dotted line.

Many apartments will allow you to sub-lease your apartment home too. So if you can find somebody to fulfill the rest of your lease obligation, you should be in the clear. Once again apartments will have certain requirements for a sublease. Many apartments will want to run the credit of the individual in question.

If you are in the military and are transferred, most apartment communities will let you out of your contract.

Save Energy Costs In Your Apartment

Ok even though apartments don't use a ton of energy compared to a house there are many ways to use less energy. Not only will you save money, you will play a part in reducing the the amount of harm you may cause on the environment.

Turn Off The Lights

The first thing you will always want to do is turn off the lights in all your rooms that you are not using. Also remember to turn the lights off when you leave for the day.  Once you get in the habit of doing so it will become second nature to you.

Also do you know that when you have your electronic devices or appliances plugged in they are still using electricity?  So unplug those devices that you rarely use.

Close Those
Blinds

If the sun comes through your windows unimpeded it will raise the temperature in your Heights Houston apartments and cause your A/C unit to work harder. Many of the newer apartment buildings have blinds that do a great job at keeping the light and heat out of your apartment home. Many of the older apartments have cheap blinds that do not perform the job they are supposed. Ask the leasing agent or apartment manager if they will replace the blinds in your apartment home if they are old or broken.  If they won't you can get a cheap pair for 5 or 10 dollars.

Choose The Right Apartment Unit

Did you know that apartments units that are on the top floor are usually hotter than Heights Houston apartments that are on the bottom floor. Try leasing an apartment unit on the bottom floor. If you have every lived on the top floor you will probably see a difference in your bill. Also try and choose an apartment unit that does not have windows that face the West. The hot sun will back through those western facing windows and heat your apartment home.

Of course there are many other ways to cool your apartment home. But these ways listed above are easy and anybody can do them.

How To Lease A House Properly

If you are in the market to lease a home you must realize that there are different methods compared to leasing an apartment home. Leasing an apartment is relatively easy as the leasing agent will walk you through the process step by step.

However, if you are wanting to lease a house there are different methods by which you should be aware of. Leasing a home can be much more complicated and the renter should be aware of these items before you signs the lease.

Realize that the seller probably has a real estate agent who will represent him or her.  The agent will want to fetch market rent. But you as the renter probably will want to achieve the lowest rental rate as possible. The negotiation process is much different from an Seabrook apartment lease to a house for lease.

1) Remember that your real estate agent can negotiate directly with the other agent representing the owner. You should be able to negotiate the price down, especially in this market.

2) You will want to make sure you are approved before you give the owner your security deposit. Make sure there is an application process. You will then sign your lease. The lease will become binding when both parties sign the lease and it is communicated to both parties.

3) Make sure it is outlined who is responsible for maintenance issues. Normally the apartment communities will pay for all maintenance issues. Many homeowners will want you to pay for the maintenance. The main issues that may arise  are that you may be paying for items that are nearly broken down. So if at all possible you will want the homeowner to pay for issues that you did not cause.

Who Pays For The Maintenance

If you are a renter then most likely you will probably lease an apartment or home. While both are good choices you probably will want to know who will be responsible for the maintenance issues. 

These usually include malfunctioning washer and dryers, plumbing issues, or a broken refrigerator.  You better read through the fine print of your contract to discover where the responsibility lies. For the most part, apartment communities will pay for all the issues that arise from the normal wear and tear of your apartment home. 

All you will need to do is contact maintenance or fill out a form so that can proceed with the repairs that are needed. If your apartment home doesn't provide the maintenance you will have to repair any issues yourself. And if you leave your apartment home without making any repairs, you may be help accountable for them.  We suggest that if you are responsible for the maintenance at an apartment that you start looking for another place to call home.

Leasing a home can be an entirely different story. Your lease contract will promptly state you is responsible for the maintenance. If the renter is responsible he or she will probably want to know the state of the air conditioning and electrical systems, as well as the plumbing.  Only the owner will know what kind of state they are in.

Save Some Extra Money In The Grocery Store

Today many apartment renters and home owners are attempting to save money is several different places. Many individuals have decreased their cell phone and cable plans. But this is not adding up to the savings they anticipated. What else can we do to save a little more money so we can live a little more comfortably. The grocery store is a perfect place to accomplish this. And stop eating out. Eating out can be very expensive so learn to limit the amount of meals you eat away from your home. Here are a few techniques that you can use inside the grocery store.

1) Enroll in a plan to receive the reward card. Most of the major grocery stores will provide shoppers with the card. All you have to do is give a few pieces of information such as your phone number and address. They will issue the card immediately and you can begin saving money.  As you shop through the aisles look for the savings you can receive immediately.  Usually most sections in will have items that are on sale. This will present you with a great opportunity to save.

2) Bring a calculator with you or use the calculator on your cell phone. You can easily break down the cost per ounce so you can get the most bang for your buck. Many times the grocery stores will have the costs already broken down for you. However, if the don't, you can use your handy calculator.

3) Look for items on the bottom shelves. These are usually the cheapest items in the store. Not many people know that there are wars waged between food companies to get eye level space. These items always sell more. This will help you cut a few costs if you live in luxury apartments like The Macgregor apartments in Houston, Tx or La Maison River Oaks.

4) Many people also shop in bulk at places like Costco. These stores can provide additional cost savings but you will have to buy more product. Also try using the Internet. You will be amazed at what you can find.

Apartment Rental Rates on The Rise

Although rental rates have risen in Houston, Tx over the last 3 years or so. However with the recession and the increased layoffs in the area renters are trying to stretch a dollar even further than before.

Rental rates for one bedroom apartment homes can easily surpass $1000 per month and many of the older communities that are in the $800 dollar price range have decreased vacancies.

So what is a renter supposed to do in a situation like this? There are a couple options you may have. 

1) Get your name on a waiting list.  Find an apartment you like and put down a deposit and application fee. They will call you when a unit is ready. If you are flexible in your time frame this can be a great decision.

What about if you have to move in as soon as possible.?

2) Try and get a roommate. If you can get one you will be able to split all the costs right down the middle. And this includes cable, air conditioning, Internet, and any other monthly bills you may have. A two bedroom apartment may be in the range of $1400 and then your monthly rent will only be $700 per month

3) Can you live in a different area?  There many popular areas that are closer to areas of town like River Oaks and Houston Inner Loop apartments. Houston Medical Center apartments offer some great specials and have maintained lower costs. Renters can also get some better deal at Clear Lake apartments too.

Of course there are many apartments all around Houston and if you look hard enough you are sure to find one. Good luck apartment hunting.

Save Money On Goods In The Grocery Store

With the continued recession in the economy today, apartment renters in Houston are trying to cut costs in every way they can. We have discussed energy savings in the past and today we will focus on savings in the grocery store.

Every penny counts today and the grocery store is a means by which we can increase our savings.  If you have every been in the grocery aisle, check for the goods on the lower shelves.  These items are usually less expensive and are non-name brand alternatives.

Start bringing your calculator with you to the grocery store. You can start doing easy conversions that will require the use of a calculator. For example if you need 6 oranges for a recipe, and they cost  7 dollars,  or you can buy a bag that contains 9 oranges for 8 dollars, which is the better deal.

You can simply divide the oranges into the dollar amount. In the first part of the example each orange will cost $1.16 dollars. In the latter half each orange will cost 88 cents. So you will get a better deal by buying the bag.

Remember you can use these techniques in regards to anything.  Many times when we buy in bulk we are not getting a great a deal as we though.
