Its very important to ask the landlord these questions before you move in. Many renters move in and then ask questions later. Once the lease is signed however, you may have a hard time with several rules that have been put in place. Here are a few quick tidbits for your assistance.
1) Deposits and Fees
Almost all apartment homes will have fees including application, administration, and deposits included. If you move in on a special, many apartments will waive those fees. A portion of deposits are refundable. Some apartments will charge renters a lower deposit, but it will be entirely non-refundable.
If you plan on bringing pet with you, you will have to pay an additional pet deposit. Two pets will equal two separate pet deposits. And many times the pet deposit is entirely non-refundable. Deposits and the refundable amounts are very important to renters today.
Some apartments today are even charging pet rent. This rent is in addition to the rent you are paying for yourself. Many people get upset about having to pay rent for their pet.
2) Lease Terms
What is the lease term on your apartment? Can you get the same price for a shorter term lease? If you can sign a 12 month lease will they accept the same price for a 3 month lease?
3) Utilities
Are utilities included in your rental amount? If they don't you will be responsible for electric and water. If apartments do pay for your bills, it should be known that you probably will be paying for it in your rent anyways.

Many future would be renters are usually concerned they may be declined from living in apartment communities because of their negative credit. We usually field calls weekly regarding issues from recent bankruptcies to other issues which revolves around the renter. All apartment communities will have certain criteria which will factor into the apartments final decision regarding their application status.
We have put together a few major items that may prevent a renter from being accepted into the community.
1) Do you have a broken lease or eviction?
This means simply that you either left your apartment home before you fulfilled the lease obligation or the apartment management company had to evict you from the premises. If you have either one on your record you will most likely be rejected. If the broken lease is old enough some properties may accept you with an increased deposit. Apartments figure that if you have broken a lease once you will do it again. Of course if you pay off the balance you will then be considered good as new. But the broken lease or eviction will still appear on your credit.
2) Do you have a criminal background?
If you possess a felony chances are you will be rejected from at least 99% of the properties in Houston, TX. There are some communities that will accept you. Use an apartment locator to help narrow does those selections for you. They have a complete database of properties that they can send to you in short time. Many misdemeanors will also immediately prompt a reject response. These will usually include any drug convictions or assault.
3) Bankruptcies or Foreclosures
The above to items usually come into play and can be on the same scale as a broken lease. However, once a foreclosure becomes of a certain age you can then resume renting at many communities. You will want to ask the leasing agent or apartment manager of the community in question.

Before you start searching for you next home to purchase you might want to think about getting a pre-approval letter. The first thing you might want to know is that most homeowners won't accept any offers without that approval letter. Although many would-be buyers don't want to fill out all the paperwork associated with the letter, there is a valid reason why the letter is needed.
A good approval letter will let the home owners know that you have been pre-approved for a loan. And it will also give a certain amount that you have been approved for. Realize that a pre-qualified letter is much different. This latter letter has nothing to do with your financials. This letter can actually be given to anyone who knows a mortgage broker or someone else in the industry.
A pre-approval letter will have some important facts within it. These include but are not limited to your down payment, your income ( usually the lender will require 2 years of income), and of course your social security number. Of course the pre-approval letter will take more time but it will also give you an estimate of what you can afford and what you will be paying.
Also realize that you will have other payments that you may not be aware of. Insurance, taxes, out of pocket expenses, electricity, water, cable, and many other factors will add up, so remember that before you buy your new home. If you live in your Houston apts, these probably will be a big change.

Normally I give advice or just discuss the apartment market near the Houston or Dallas areas. However, unfortunately I wanted to get some feed back from my readers. I got myself into a particularly nasty situation.
A friend of my found a house to rent from a real estate agent who represented the owner. My friend came to me and asked if i could write a check so she could begin the lease process. She would then give me the money before the owner cashed the check. I postdated a check for August 5th.
The leasing agent gave the keys to the house to my friend on July 28th. My friend then had access to the house. On August st my friend received an email stating that the owner need additional information before he could approve my friend.
My friend communicated to the owner that she could not provide the information he requested. He was asking for bank records and other financial questions. The owner seemed to want this lease to work out. However, my friend stated that she decided she could not live there anymore. My friend told me the owner understood and he would not cash my check.
Now I realize that I should have canceled the check, but I did not. Of course the owner cashed the check and my friend contacted the owner of the home who said that we should speak with the real estate agent. When we contacted the real estate agent she said we needed to speak with the owner.
Here is where it gets a little more interesting. My friend never received a copy of the signed lease. Of course she had signed it at the end of July, but we did not know if the owner ever signed the lease. I contacted the real estate broker. He did not have a copy of the lease, however, he finally emailed me a copy on August 25th.
The lease was dated and signed July 31, 2009. However, the owner had made 5 or 6 change on the lease. He changed the commencement date and several other important factors on the lease that my friend had neither seen nor agreed to.
The question is, is there a lease or not.

Once you are satisfied with the rent amount and you agree to terms with the apartment community you generally do not sign the lease at that time. Most apartment management companies will have you sign an application. Remember that this in no way binds you to the apartment lease. Normally the apartment community will assign you an apartment number and lease term. These can all be changed up until you actually sign the lease.
Typically the apartment management company will use a company to process your application. They will check your entire background, specifically looking for any criminal history and your lease history. Don't worry too much if you have never leased an apartment before.
The management company will look to make sure you make the monthly income to live in the apartment home. If you have a "broken" lease you most likely will be declined. If you can pay off the amount in question. Although it will still appear on your credit report, you will qualify to lease at the majority of apartment communities again.
So assuming you have been approved you will sign the lease before you move in your apartment home. No apartment community will give you the keys before you have been approved and signed the lease. We have seen this occur with some private owners and this usually leads to a total disaster.
We suggest you take a copy of the lease home so you can read it over thoroughly. You will want to read important sections including the terminating the lease early and other important information. Things like giving notice to leave your apartment home early and other important information will be included in the lease.
And it will be worth it. Then you can move into your new Dallas Deep Ellum apartments or Fort Worth apartments stress free.
Many of us have been in a situation where we need to get out of our apartment lease. Maybe we lost our job or our friends asked us to move in their spare bedroom and we were able to save money.
Breaking a leasing should be avoided at all costs if it is possible. Also if you leave your apartment community and don't pay any damages that you caused, this may leave a blemish on your record too.
If you break your lease you have pretty much prevented yourself from ever living in an apartment community again. You will have to pay if off first. And if you wish to buy a house this will show up on your credit report.
All apartment contracts have a clause that will allow you to escape fulfilling your entire lease contract. This is usually equal to 2 months rent. Many apartments will also require that your unit is re-leased. So be sure you read your contract thoroughly before you sign on the dotted line.
Many apartments will allow you to sub-lease your apartment home too. So if you can find somebody to fulfill the rest of your lease obligation, you should be in the clear. Once again apartments will have certain requirements for a sublease. Many apartments will want to run the credit of the individual in question.
If you are in the military and are transferred, most apartment communities will let you out of your contract.
Remember that if you break your Cypress apartment lease, you can still pay if off after the fact. This will allow you to rent at many class "A" properties once again.

Ok even though apartments don't use a ton of energy compared to a house there are many ways to use less energy. Not only will you save money, you will play a part in reducing the the amount of harm you may cause on the environment.
Turn Off The Lights
The first thing you will always want to do is turn off the lights in all your rooms that you are not using. Also remember to turn the lights off when you leave for the day. Once you get in the habit of doing so it will become second nature to you.
Also do you know that when you have your electronic devices or appliances plugged in they are still using electricity? So unplug those devices that you rarely use.
Close Those Blinds
If the sun comes through your windows unimpeded it will raise the temperature in your Heights Houston apartments and cause your A/C unit to work harder. Many of the newer apartment buildings have blinds that do a great job at keeping the light and heat out of your apartment home. Many of the older apartments have cheap blinds that do not perform the job they are supposed. Ask the leasing agent or apartment manager if they will replace the blinds in your apartment home if they are old or broken. If they won't you can get a cheap pair for 5 or 10 dollars.
Choose The Right Apartment Unit
Did you know that apartments units that are on the top floor are usually hotter than Heights Houston apartments that are on the bottom floor. Try leasing an apartment unit on the bottom floor. If you have every lived on the top floor you will probably see a difference in your bill. Also try and choose an apartment unit that does not have windows that face the West. The hot sun will back through those western facing windows and heat your apartment home.
Of course there are many other ways to cool your apartment home. But these ways listed above are easy and anybody can do them.
If you are in the market to lease a home you must realize that there are different methods compared to leasing an apartment home. Leasing an apartment is relatively easy as the leasing agent will walk you through the process step by step.
However, if you are wanting to lease a house there are different methods by which you should be aware of. Leasing a home can be much more complicated and the renter should be aware of these items before you signs the lease.
Realize that the seller probably has a real estate agent who will represent him or her. The agent will want to fetch market rent. But you as the renter probably will want to achieve the lowest rental rate as possible. The negotiation process is much different from an Seabrook apartment lease to a house for lease.
1) Remember that your real estate agent can negotiate directly with the other agent representing the owner. You should be able to negotiate the price down, especially in this market.
2) You will want to make sure you are approved before you give the owner your security deposit. Make sure there is an application process. You will then sign your lease. The lease will become binding when both parties sign the lease and it is communicated to both parties.
3) Make sure it is outlined who is responsible for maintenance issues. Normally the apartment communities will pay for all maintenance issues. Many homeowners will want you to pay for the maintenance. The main issues that may arise are that you may be paying for items that are nearly broken down. So if at all possible you will want the homeowner to pay for issues that you did not cause.
Or you may decide this is too much and you would rather lease a galleria Houston apartment.
